BUYER REPRESENTATION AGREEMENT (B.R.A)

When working with a REALTOR to search for your next home in the Georgetown, Erin or Halton Hills area, you will be asked to sign a Buyer Representation Agreement (B.R.A.). The B.R.A. is a contract between the Buyer and a Real Estate Brokerage that gives the Brokerage exclusive rights to act on the Buyer's behalf for a designated period of time in the purchase of a property. The Buyer Representation Agreement clearly sets out the duties and responsibilities of both parties. Your REALTOR will research, search and network to find you the right property based on the criteria you have provided them. Using the many tools available to them they can help you gain insight into whether asking prices are comparable to recent sold prices of properties in the area. They will also help you consider other factors that may affect your offer like whether the price has been adjusted and the number of days it has been on the market. Your REALTOR can even advise as to the sold prices of properties that were not available on MLS by accessing their direct link to Teranet's land registry system. This database contains other key information as well, like neighbourhood demographic profiles, aerial views and land surveys. When you are ready to submit an offer your REALTOR will protect you when they are preparing the Agreement of Purchase and Sale and they will negotiate on your behalf to get you the best deal possible.
